Plans announced for housing, recreation development in Sturgis

STURGIS, S.D. – The city of Sturgis and Dream Design International hosted a public open house Thursday night on its plans for the Marcotte property.

The city acquired the property in 2015 from the South Dakota Game, Fish and Parks Department. The approximate 60 acre space at the time was located just outside Sturgis city limits and was previously used a public hunting area. Because of encroaching development by the city of Sturgis, the G.F. & P. rendered the property no longer suitable for hunting.

Since annexing the property into the city in 2016, there has been much debate as to what the city should do with the undeveloped piece of land.

In December of 2019, the City requested proposals for the possible residential development of the property.

The purpose of the request for proposals was to gain ideas for a single-family residential housing development on the property.  In addition to housing, proposals also include open space for recreational use.

Several proposals were received from developers and Dream Design International was eventually chosen as the best fit for this community development.

At last night’s open house, Dream Design unveiled their plans for the property, which will develop the eastern side of the plat and leave the western side as open park space.

Development plans include residential housing, business, a splash park, playground and several connections to the growing biking and hiking trails in and around Sturgis.

Mike Stanley of Dream Design says they want to solidify the Marcotte Property as a premier outdoor recreation destination.

The Marcotte property is located southwest of Sturgis and adjoins Elk Road. Residential development already exists on the east side of Elk Road, which will serve as the main entryway into the new development.
