Sturgis City Council approves three T.I.F.’s that will mean new development

STURGIS, S.D. – The Sturgis City Council Monday night approved a handful of T.I.F.’s that will mean new development.

Sturgis City Manager Daniel Ainslie says there were three different Tax Increment Finance District’s approved.

“The first TIF was for 23 new homes that would be constructed on the south end of town on some property that’s been vacant for decades. It’s going to be a wonderful re-development of that site and really shows the community has a significant demand for housing.”

Also approved was a TIF for development of a senior assisted as well as independent living facility.

“This is a project I know is near and dear to a lot of people, it is a senior assisted and independent living facility on the corner of Moose Drive and Dolan Creek Road. It will be a 3-story building with 50 senor living apartments so we can keep more people in town.”

And, a third TIF will get the new development of the Marcotte Property under way.

“It will include a lot of improvements on Otter Road as well as funding for some new outdoor aquatic parks that we’re looking at constructing adjacent to the community center. And we’ll have over 100 homes along Otter Road and on the Marcotte Property. But, it will also include a lot of open space and parks and trails, so it will be a mixed use.”

Ainslie says they are anticipating construction within all three TIF districts to begin this year. He says there could be some new homes ready to move in to early next spring.

He says Sturgis is in desperate need of new housing with very few homes available right now.
